<br />3114 North Lexington Avenue with a 5' east side parking lot setback variance and a 10' <br />north side setback variance. (b) Planning File 2699 <br /> <br />Good Value Homes' request for an amendment to an approved planned unit development, <br />preliminary plat approval, and an amendment to the Comprehensive Land Use Guide Plan <br />at Grandview Avenue east of Lexington Avenue. <br /> <br />Chairperson Thomas reopened the previously continued public hearing and requested City <br />Planner Michael Falk to provide a background report. City Planner Falk explained the <br />proposal to add 2 four-unit townhouse buildings on a site currently zoned R3 and B1, and <br />designated on the Comprehensive Plan for church uses. <br /> <br />Planner Falk described the existing plan of 58 units, and the new amendment adding the <br />Assembly of God .37 acre parcel. He described the street extensions and the overall <br />density of the project at 9.4 units per acre. He explained that the landscape plan will be <br />extended to these 8 new housing units, and the building materials will be the same as the <br />previously approved housing units. The project would add an additional 64 new trips to <br />the streets in and around the Grandview Townhouse Project for a total of 596 trip <br />generations rrom this project. It will add 16 more trips to Grandview Avenue. <br /> <br />Mr. Falk explained that the church owns the property to the east of the proposed <br />development, and will construct a rectory on this site. No further expansion of the <br />Grandview Townhouse Project will occur to the east. <br /> <br />City Planner Michael Falk recommended approval of the change in the Comprehensive <br />Plan to medium density housing, and approval of the concept for the planned unit <br />development and the preliminary plat. <br /> <br />Member Harms expressed concern about the street extension on the cul-de-sacs and asked <br />whether there would be something placed in writing by the church regarding the extension <br />of further development to the east. She also asked for clarification regarding snow <br />removal on the turn-around site. <br /> <br />3 <br />
