<br />Member Sandstrom asked if the site were to remain single family, how many lots could be <br />developed. Planner Falk responded 2 lots. He stated it would be more logical to allow <br />the townhouse development to occur rather than to have 2 single-family lots between a <br />townhouse development and a church. <br /> <br />Member Sandstrom asked for further clarification regarding the enlargement of the cul-de- <br />sac and would be responsible for the construction and payment for the work. Lon Aune <br />responded that this will become a City project within the City right-of-way, and will be (or <br />can be) specially assessed. <br /> <br />Member Wall asked for clarification regarding the City Engineer's comments regarding 26' <br />wide driveways. City Planner Falk responded that it was sometimes not practical to place <br />a strip of green grass down the middle of a 26' wide driveway, because of snow storage <br />and traffic compaction issues. <br /> <br />Member Wall asked if there were problems with traffic backing out onto Grandview <br />Avenue. City Planner Falk responded that there would be no more traffic backing out <br />onto Grandview than if the sites were single-family development sites. <br /> <br />Member Harms asked if the driveway location was placed in relation to the homes across <br />the street. <br /> <br />Member Thomas asked if the engineering issues could be resolved now or should they be <br />resolved in the final design. The staff responded that the snow issues as well as the design <br />issues can be worked out prior to final approval. <br /> <br />Member Harms asked if the streets entering the cul-de-sac would be private or public. <br />Lon Aune explained that the streets rrom the townhouse development are private streets. <br />Lovell Avenue is a public street. <br /> <br />John Peterson, President of Good Value Homes, explained the differences between the <br />existing townhouse project and the new proposal, and stated that Good Values Homes <br />will not develop further to the east into the church property in the future. Mr. Peterson <br />explained that the current project site has had extensive soil corrections done, and <br />estimated the cost at $275.000. He stated the project site, because of the soils, has been <br />messy, and that the work has gone more slowly than anticipated. <br /> <br />Bern Roller, a member of the Assembly of God Church, stated that the church has no <br />further plans to sell off additional land. The church expects to add a parsonage and, at <br />some time in the future, expand the church. Member Thomas asked the church to provide <br />a letter to that effect. <br /> <br />4 <br />
