CITY OF ROSEVILLE PLANNING COMMISSION MEETING
WEDNESDAY, MARCH 8, 1995

looked at the light and noise issue generated by the car wash and would be planning 6
foot evergreens, 4 feet on center. The car wash door would also be closed when the
equipment is running to minimize noise.

Chairman Wietecki questioned if they had considered constructing a fence along the
south property line. Mr. VanTassel stated that they preferred landscaping.

Member Harms asked ifthe car wash would operate 24 hours per day. Van Tassel
indicated that it would be in operation 24 hours per day but that the maximum number of
cars per hour would be 10.

Member Wall questioned what the pond would look like. Van Tassel stated that it would
be a decorative rock bottom with planting around the edges.

Chairman Wietecki asked what kind of vehicle stacking there would be available for cars
waiting in the car wash. Mr. Van Tassel stated that there would be stacking for
approximately 7 cars and that they would not block any major entrances to the site.

Joe Strangis, the building manager of the adjacent office building to the south ofthe
Super America site, stated that the owner/tenant of his building had concerns about the
lights and noise from the proposed station/store and car wash which have not been
completely resolved. Mr. Strangis stated that a station/store was okay but that they would
prefer to have the car wash removed from the proposal. He stated that the car wash might
interfere with his ability to lease space in his building. Mr. Strangis requested that the
Planning Commission continue this matter to allow discussions to continue between him
and Super America to resolve the issues.

Commissioner Harms pointed out that there is parking there now that would have the
same kind of potential impact that the car wash does.

Chairman Wietecki asked if the car wash could be reoriented. Mr. Ferris, the Engineer
representing Super America, stated that the south exit was preferably because it results in
less freezing and more stacking. Member Sandstrom inquired if the building could be
tilted to change the orientation. Mr. Ferris answered that it would result in the wrong
orientation of the pump islands.

Member Rengel suggested that the car wash be moved north and that access be from the
south. Van Tassel indicated that they could consider such an orientation.

12
