CITY OF ROSEVILLE PLANNING COMMISSION MEETING
WEDNESDAY, MARCH 8, 1995

Commission concerns. Mr. Falk indicated that Mr. Allen was present to present his
revised plan and that if this matter was to proceed, it should proceed as a planned unit
development.

John Allen described his proposed project as a high tech flexible building with office
research and development and storage uses. He stated that it would be a quality brick
building and with considerable landscaping including machine moved trees and that there
would be very little semi truck traffic on the site because of the nature of the uses and the
rents in the building.

Chairman Wietecki expressed concern about noise and truck traffic and wondered if it
would be appropriate to limit the uses on the site.

John Allen responded that use restrictions would affect potential lenders.

Chairman Wietecki stated that after reviewing the site further, he did not feel it would be
an appropriate single family or multi-family residential site. He stated he would entertain
a concept plan for the proposed use with some limits on uses to minimize noise and
vibration.

Member Rengel concurred that this would be a difficult housing site and this proposal
would be a good way to use the site and create some additional commerce andjobs in the
City.

Member Wall stated that there were no housing amenities present on the site and that it
was it would be isolated residential in the area. He stated that the proposal would be
appropriate but encouraged the developer to be generous with landscaping.

Member Sandstrom questioned if a fire lane would be required along the west edge of the
property. Chairman Wietecki stated that would be a staff review item.

8.

(b)

Verbal Update ofthe Arona RFP Responses

Rick Jopke summarized the responses that the City had received concerning the request
for proposals for the Roseville Activity site.
