<br />City of Roseville <br />Planning Commission Minutes <br />July 12, 1995 <br /> <br />There were no public questions or comments. <br /> <br />Chairman Wietecki closed the public hearing. <br /> <br />MOTION: Member Harms moved, seconded by Member Thein to recommend <br />approval of McGough Construction Company's request for vacation of the <br />33 foot right-of-way along the north edge ofthe property at 2737 North <br />Fairview A venue with the condition that the 20 foot sanitary sewer <br />easement remain in place. <br /> <br />ROLL CALL: <br /> <br />Ayes: Wall, Sandstrom, Thein, Rhody, Harms, Wietecki <br />Nays: None. <br /> <br />6. <br /> <br />(b) <br /> <br />Planning File 2774: Barry O'Meara request for preliminary and final plat <br />approval for 3 single-family residential lots at the south end of the Milton Street <br />cul-de-sac, south of Sherren Street and north of County Road B. <br /> <br />Chairman Wietecki opened the public hearing and requested Michael Falk to provide a <br />background report. Michael Falk noted that the property is a .64 acre vacant site on the <br />south side of the newly constructed Milton Street cul-de-sac. Mr. Falk pointed out that <br />Mr. O'Meara's proposal is to plat the vacant property into 3 single-family lots fronting on <br />the Milton Street cul-de-sac. Mr. Falk added that the Pavement Management Program <br />construction, curb cuts and sewer and water services were extended to the proposed lots. <br />Mr. Falk pointed out that two of the three proposed lots would exceed the city's minimum <br />11,000 square foot lot area, while the third lot would only be 10,167 square feet. The <br />proposed lot widths of 1 lot would exceed the 85 foot minimum, while 2 of the lots would <br />have lot widths at the street of 32.74 feet and 38.48 feet. Mr. Falk pointed out that these <br />are pie-shaped lots and that there were sufficient room to construct houses on the lots <br />without requiring any setback variances. <br /> <br />Mr. Falk summarized the Engineering Department's considerations including additional <br />assessments of $61 0, the requirement that the curb and gutter be cut as per Roseville <br />standards, and that no buildings could be placed on an existing storm sewer easement <br />located on the north side of Lot 1. <br /> <br />3 <br />
