Mr. <br />Newquist stated that construction will being in February of 1996 with the occupancy of the <br />church in September of 1996. Then, remodeling will occur in the existing building <br />beginning in the spring of 1997, with the temporary buildings to be removed by September <br />1, 1997. <br /> <br />Bob Beshenski asked why not finish the east end of the parking area with finished curb and <br />gutter and put the youth center in the middle of the parking lot. Mr. Geiger responded that <br />the east end of the project site will be finished with curb and gutter as soon as the project <br />begins. <br /> <br />There was no further public comment. Chairman Keith Wietecki closed the public hearing. <br /> <br />MOTION: Member Harms moved, seconded by Member Wietecki, to recommend approval <br />of Case 2786, Calvary Baptist Church, to allow for a 10ft. height variance to allow the <br />building to be built to a total height of 40 ft. noting the acoustical and site location of the <br />organ hardships, and expressing the neighborhood concerns regarding parking, storm water <br />along Burke, and a need for complete landscaping plan along the east edge to be completed <br />in the initial stage of reconstruction, and landscaping within the parking lot to soften the sea <br />of asphalt. <br /> <br />Roll Call: <br /> <br />Ayes: Thein, Sandstrom, Harms, Cunningham, Rhody, Wietecki <br />Nayes: None <br /> <br />6. <br /> <br />(e) <br /> <br />Planning File 2787: Angeline Seidenkranz's request for preliminary and final <br />plat approval between 1763 and 1805 Roselawn Avenue. <br /> <br />Chairman Keith Wietecki opened the public hearing and requested the planning staff to <br />provide a background report. Summer Planning Assistant, Rick Jaehnert, reviewed the case <br />noting that the property currently is 1.77 acres in 1 parcel and is zoned Rl, single-family. <br />The applicant is requesting a subdivision of the parcel into 3 single-family lots. Each of the <br />lots would be over 23,000 sq. ft. in size. The normal lot size is 11,000 sq. ft. Each of the lots <br />would be 78.33 ft. in width. The normal lot width is 85 ft.
