Sarkozy, City Manager <br /> <br />SEAL <br /> <br />6. <br /> <br />(e) <br /> <br />Planning File 2810: Myron Jon Wynia request for a division of platted lot at <br />2097 Rice Street. <br /> <br />Chairperson Wietecki opened the public hearing and requested Rick Jopke to provide a <br />background report regarding the request. Jopke noted that this is a proposal which divide <br />a platted lot with frontage on Rice Street and Burke Street. The lot is located at 2097 <br />Rice Street and has a house on the east edge of the site. The video was viewed of the site. <br />Jopke noted that the site is zoned R-l and is low density on the Comprehensive Plan. <br />The existing lot is 32,000 square feet in size with 95 feet of frontage. A new lot would be <br />95 feet wide and 16,460 square feet in area. The proposed new lot would meet the <br />minimum lot requirements for the R -1 zone. He noted that one issue relates to the <br />easements on the site and that at sometime in the future, a variance may be necessary in <br />order to accommodate the configuration of a house between the easement lines. <br /> <br />The City engineering concerns related to the soils and lot configuration. A grading plan <br />will be necessary as part of the building plan. The Planning and Engineering staff <br />recommended approval subject to the Engineering recommendations. <br /> <br />The Planning Commission asked for further information regarding the utility services to <br />the site and the ability to provide access to the lots to the north. <br /> <br />Chairman Wietecki closed the public hearing. <br /> <br />MOTION: Member Wietecki moved, seconded by Member Thein to recommend <br />approval of Myron Jon Wynia's request for a division of platted lot at 2097 Rice Street <br />with the conditions stipulated by the Engineering report of AprilS, 1996 as follows: <br /> <br />1. There are assessments for sanitary sewer 1 and water 62-1 in the amount of <br />$1,383.55 which would be required to be paid if the lot division is approved. <br /> <br />5 <br />
