There are easements that cross this property which are not shown on the plans. <br />The plans should be changed to show all easements of record. The placement of <br />any new building will be affected by the existing easements. <br /> <br />3. The new lot will have to have a new water service built to the property line. The <br />water main is across the street and will have to be jacked under the street to the <br />new property line. <br /> <br />4. Ifthis lot is built on as shown, it will block any additional buildings in the future <br />from being built to the north ofthis lot. <br /> <br />5. The soils in this area are questionable and the lot should have soil tests done <br />before any building is constructed. <br /> <br />6. Care needs to be taken with the placement of any new driveway that would serve <br />the new building to try to keep the opening out of the curve of the existing curb <br />and gutter. <br /> <br />7. County Road B. <br /> <br />Chairperson Keith Wietecki opened the public hearing and requested Dennis Welsch to <br />provide a background report. Dennis Welsch reported that the proposal at 925 W. County <br />Road B, would provide for two lots, one of which would face County Road B and the <br />other would face Milton Street. Both lots would meet the minimum setbacks and size <br />requirements of the R-1 zone. <br /> <br />Staff recommended approval of the lot split. <br /> <br />Tom Woessner, expressed concern regarding the Engineering curb cuts necessary and the <br />sewer line abandonment required by the City Code for a new lot. He stated there is still <br />hope for combining lots and utilizing the extra curb cut and sewer line. He noted that in <br />the past, City Planner Mike Falk was in agreement that there was no need to abandon the <br />curb cuts and sewer lines at this time but only at the time the building permit is issued for <br />the new parcel. <br /> <br />There was no further comment from the public. <br /> <br />Chairperson Keith Wietecki closed the public hearing. <br /> <br />6 <br />
