He expressed concern about the towers on the site. <br />Member Rhody stated that he would support no more Cleveland Avenue curb <br />cuts. <br />Chairperson Keith Wietecki stated that the city should limit the garbage pickup. <br />The city should reserve the right to expand parking through a "proof of parking <br />permit". <br />MOTION: <br />Member Wietecki moved, second by Member Wilke, to find that <br />the Ryan PUD amendment proposal is consistent with the Comprehensive Plan <br />business designation and the business/PUD zoning in the area and to <br />recommend, together with the attached PUD standards, approval of the Ryan <br />proposed amendment to the Centre Pointe Planned Unit Development. The <br />standards include: <br />1.All final site, building, landscaping, subdivision, signage, lighting, and <br />utility plans become part of the standards for development. The written PUD will <br />be utilized as a set of development and design standards that adequately <br />describe standards to be used as new buildings and designs evolve over time. <br />2.In the PUD, uses will be restricted to those specified in the site plans and <br />supporting documents including office, office/showroom, office/manufacturing, 2 <br />hotels, 2 restaurants. No accessory structures or exterior trash collection areas <br />will be allowed. Where not superseded by more restrictive requirements of the <br />PUD, the standards of the City Zoning Code still apply. See Exhibit E. <br />3.The green space with pond areas will be 25%, the building height (3 <br />stories maximum north of Lydia, no height limit south of Lydia) and floor to area <br />ratio will be incorporated in the PUD. <br />4.The minimum lot size (60,000 s.f. or 1.4 acres) and building setbacks (B- <br />4 allows for 30 feet of front setback, 10 feet of side setback, and 20 feet of rear <br />setback). These standards will be established in the PUD. <br />5.Building materials must be a combination of brick, architectural steel, and <br />glass on a minimum of 65% of all vertical exterior wall surfaces visible from any <br />public right of way. The brick must be of earth tone browns and dark browns. No <br />more than 35% of any vertical exterior wall may be a combination of color <br />impregnated rock face block stucco, or EFIS/Dryvit, primarily for base, trim, or <br />accent and sign banding. Vertical walls in loading bay areas (or portions thereof) <br />that are not visible from any public right-of-way may use matching color <br />impregnated masonry materials such as block, poured or tip up panel concrete. <br />See Exhibit D. <br />6 <br />
