6.All HVAC must be roof mounted and screened from view on all four sides <br />as measured/viewed from any adjoining right-of-way line. Parapet walls must <br />visually screen such devices from any adjoining right-of-way lines or property <br />lines. <br />7.Loading dock areas will be screened from view from any public right-of- <br />way by building design or with 80% opaque year-round screening, masonry wing <br />walls, and berming to a minimum height of 10 feet (or the sign band height, <br />whichever is higher) above adjacent curb heights. Loading area entrances will <br />be no wider than 28 feet, with appropriate curb radius for truck turning. <br />8.Street parking requirements will be established by the City. No semi <br />tractor or trailer parking on streets, landscaped areas or parking lots, or loading <br />areas, except while delivering materials, will be allowed in the business park. No <br />RV parking will be allowed. <br />9.Stoplights and right turn lanes may be necessary in the future for <br />entry/exit safety into the business park. At such time as the stoplight and turn <br />lanes are (individually or at the same time) determined to be necessary by the <br />County Engineer and the City, the semaphore shall be installed and assessed <br />to all of the parcels in the business park. The location of the stoplight and <br />turning lanes will not be known until the major users are in place within the park - <br />estimated to be 3 years after approval of the PUD. <br />10.Parking setbacks of 15 feet from the front property line will require 80% <br />opaque year-round screening and berming to a minimum height of 30" above <br />curb height similar to the Industrial Districts. <br />11.Planting areas with shade trees must cover a minimum of 5% of the <br />parking lots. All landscaped areas, including planting islands will be irrigated to <br />protect the turf and trees/landscaping materials. A mixture of coniferous <br />evergreens and shrubs is required to provide screening, especially in areas and <br />berms along Cleveland Avenue. A performance bond is required. Coniferous <br />evergreens and other screening materials shall be placed in areas that reduce <br />impacts on residential areas. <br />12.Sidewalks will be required along all interior streets. Connections will be <br />required between the sidewalks and the pathway. The exterior 8 foot pathway <br />(along the north, west, and south side of the business park will be dedicated for <br />public use through an access easement. The pathway along Cleveland may be <br />moved and would be treated as a required sidewalk rather than a pathway. The <br />pathways connect to pathways east of Cleveland which will eventually ring <br />Langton Lake. See Exhibit B for pathway map. <br />13.Parking spaces and size requirements for each use will be established <br />7 <br />
