using the City Code parking standards in use at the time of building permit <br />issuance. Proof of parking plans may also be filed by the developer, with <br />additional parking to be installed by the developer as parking threshold are met. <br />14.Bus/transit easements for turn-out lanes and loading areas will be <br />designated along Cleveland and on Centre Pointe Drive (a minimum of two <br />total). Because this is a PUD and a resubdivision, the developer will be <br />responsible for dedicating the land and the cost of construction of these bus <br />area. These locations will be designated as the ultimate users are identified. <br />15.Cross parking easements must be filed for all parking lots from adjoining <br />lots. <br />16.Ponding must be reconstructed and maintained as per City of Roseville <br />and Rice Creek Watershed requirements and permits. <br />17.Lighting (downcast) for streets and parking lots, and lighting for exterior <br />building areas and signs must be of one consistent type and applied/installed <br />uniformly throughout the business park on all lots. See attached Exhibit D for <br />details. <br />18.Each building must have a signage plan submitted at the time of building <br />permit application, identifying a 36" sign band area or entry detail. The total <br />exterior building wall signage may not exceed 10% of the front face area of the <br />building, and must be placed within the 36" sign band or entry detail. <br />19.Each building may have one monument sign. Freestanding 2-sided <br />monument signs along may only be placed on interior streets and Cleveland <br />Avenue will. Such signs may be a maximum of 10 feet in width and 6 feet in <br />height and be constructed of the same background material (brick) as the <br />adjoining building. Signage per side will be limited to 16.5 s.f. per side. The <br />setback from any property line shall be 15 feet. All sign messages must be on a <br />sign background and must have a similar type style and raised letter heights, <br />and not extend closer than 6" to the edge of the sign background. Landscaping <br />of the base is required. Signs may be front lighted or back lighted as per the <br />attached lighting standards. See Exhibit F. <br />20.Freestanding signs along the interstate frontage will be limited to one 2- <br />sided sign for each two lots (i.e. each building will be limited to sharing a sign <br />backboard with an adjoining property). The freestanding sign shall be a <br />maximum of 20 feet in height 10 feet in width, and constructed of the same <br />background material (brick) as the adjoining building. Signage per side will be <br />limited to 150 s.f. per side. The setback from any property line shall be 15 feet. <br />All sign messages must be on a sign background and must have a similar type <br />style and raised letter heights, and not extend closer than 6" to the edge of the <br />8 <br />
