See Exhibit D. <br />21.All new and replacement street trees will have to meet the requirements <br />of the city Street Tree Master Plan attached as Exhibit C. <br />22.Park dedication will be required for the new PUD in a combination of land <br />and cash contribution amounts required by the subdivision code. As part of the <br />site plan and with each building permit, the developer will provide outdoor green <br />areas/spaces and all weather benches and tables for employees' breaks or <br />lunch hours. Designated bike parking areas will be shown near each building <br />entry. <br />23.Communications equipment for the private use of occupants of the <br />buildings (such as antennas and dishes) may only be installed on roofs. Parapet <br />walls must visually screen such devices from any abutting right-of-way lines. <br />24.The developer will designate an easement dedicated to the city for future <br />use by the city or its assigns to construct one cellular telephone transmission <br />tower and equipment within or adjacent to the business park. The tower location <br />will the maximum distance from the residential areas possible within the <br />business park. As an alternative, the developer may architecturally imbed or <br />attach cellular antennae on building walls. <br />25.Business hours for restaurant operations will be required in licenses <br />approved by the City Council. <br />26.Significant proposed amendments which would cumulatively increase the <br />project size, area, or number of improvements such as buildings, lots, green <br />space, parking or roadway system will be considered a major amendment to the <br />Planned Unit Development and will require amendment hearings and approval <br />by the City. <br />27.There will be no additional curb cuts placed on Cleveland Avenue. The <br />business park will use the existing three roads as entrances onto Cleveland <br />Avenue. <br />28.If the roads are to remain in the same location, the buildings within Lots 5, <br />6, and 7 of Block 1 must be reoriented by turning the buildings 90 degrees. <br />29.The hotels and restaurants must be located south of Lydia, west of Centre <br />Pointe Drive on lots portions of lots 3, 4, and/or 5 of Block 1. <br />30.In the business park, the hours for construction, truck deliveries and <br />pickup of materials are restricted to normal business hours (7 AM to 10 PM on <br />9 <br />
