MOTION: <br />Chairperson Wietecki moved, second by Member Harms to <br />continue the CB Commercial antenna request to the May 14, 1997 <br />meeting. <br />The motion passed 6-0. <br />Ayes: Cunningham, Rhody, Wietecki, Harms, Wilke, and Thein <br />Nays: None <br />6.PUBLIC HEARINGS: <br />6(b)Planning File 2888: <br />Opus request for preliminary plat and concept <br />Planned Unit Development approval to allow for construction of Gateway <br />Business Park, a 34 acre industrial business campus which will include 5 <br />buildings and approximately 350,000 square feet of space, located at the <br />northwest corner of Interstate 35W and Highway 36. <br />Chairperson Wietecki opened the public hearing and requested Community <br />Development Director Dennis Welsch to present a verbal summary based on his <br />written report of 4-9-97. <br />Craig Larsen and Grant Petersen, Opus representatives, displayed <br />architectural details. <br />Chairperson Wietecki asked about the palette of materials and about staging: <br />where will the first construction occur? (SW corner of site). <br />Opus will begin construction this year on the south 119,000 s.f. Opus may be <br />under construction this year on another site. <br />Member Cunningham asked about the height of building (in stories = 2 or 3). <br />Does sign criteria allow for corporate logos and name plates? (Yes) <br />Chairperson Wietecki asked whether loading docks in back, along north side, <br />will be screened . Opus will review the topography and the trees in an attempt to <br />use them to screen loading areas. <br />Member Cunningham asked for details on exits to and from site. Could an <br />off-ramp be constructed? ( MnDot has no plans for another off-ramp) <br />There was no further public comment. <br />2 <br />
