Member Rhody asked if this case would meet <br />Tower Place standards (Yes). Alan Kretman summarized the architectural and <br />site plan design. Member Wilke discussed possible conflict on north driveway. <br />Chair Wietecki requested details regarding regional ponding; Jay Kennedy <br />reported on procress of creating regional ponds. Chair Wietecki asked 1) can <br />roads handle traffic (Yes), 2) would proposal comply with Comprehensive Plan <br />(Yes). <br />There being no further comments, Chairperson Wietecki closed the public <br />hearing. <br />Motion: <br /> Member Mulder moved, seconded by Member Rhody, to recommend <br />approval of the ordinance rezoning the 2.62 acre parcel from an l1, Light <br />Industrial District, to a B3, General Business District, based on the following <br />findings: <br />1)The City’s Comprehensive Plan designates this property as <br />Business; <br />2)The City’s Comprehensive Plan states that this area should be <br />developed as retail and office uses; <br />3)The property is currently zoned l1, Light Industrial District;and <br />4)The proposed rezoning will bring the property into compliance with <br />the City’s Comprehensive Plan designation and development <br />policies for this area. <br />The motion carried 6-0. <br />6c.Planning File 2945. <br /> Request for a conditional use permit to allow the <br />conversion of existing space and the operation of a take-out/self-service <br />restaurant in a B-3, General Business District.
