There are problems with <br />south expansion and loading area. If it had been done before Townhomes <br />existed, would the expansion affect sale of Townhomes? (No) With right <br />landscaping/screening, it would be better. <br />MemberMulder: Change the trees to arborvitae. <br />Motion: <br /> Member Mulder moved, Member Wilke seconded, to recommend <br />approval of a variance to reduce the rear yard (east) setback to 3 feet and the <br />side yard (north) setback to 4.5 feet for the purpose of constructing an addition <br />to an existing building (within established building lines) at 1930 Lexington <br />Avenue North, based on the staff findings and recommendations: <br />Findings: <br />1.The proposed setback variance for the building addition is in <br />? <br />harmony with the general purpose and intent of the Citysexisting <br />Comprehensive Plan and Title 10 of the City Code (Zoning). The <br />existing principal structure is setback 3 feet from the rear property <br />line and 4.5 feet from the side property line. The proposed <br />addition will not encroach further into these established building <br />lines. (The Planning Commission and staff received a letter <br />opposed to setback variances from James and Genevieve <br />McCarthy, dated 8/5/98, claiming that approval of the variance <br />would damage their townhome property by $16,000 to $17,000 <br />(10% of market value).) <br />2.The proposed building variances, if granted, will not adversely <br />affect the public health, safety, or general welfare. The addition <br />will be at the rear of the property in area which is now a secluded <br />and wooded area. The construction of the addition will eliminate a <br />location for youth to gather.
