of the building away from adjacent properties and construction
easements will be required.
3.The substandard size of the parcel (22,500 square feet) and the
location of the existing building on the parcel creates a physical
hardship for the applicant, not created by the applicant. The
interior layout of the building also presents a practical difficulty for
the applicant.
Recommendations:
1.The addition must be constructed of materials and sealed or painted to
match those used in the original building and be designed in a manner
conforming to the original architecture and appearance of the existing
building. (It may well be that the applicant repaints the entire building to
meet this provision.)
2.Concrete perimeter curbing must be installed in the front parking area in
accordance with City requirements, as directed during the resurfacing
project in 1989.
3.Drainage on the property must be directed to the front of the property.
Drainage cannot be directed to adjacent properties to the north or east.
4.Storm water detention an collection must be provided on site to insure
that the run off rate for a 10-year event does not exceed the current run
off rate.
5.Temporary construction and erosion control easements will need to be
obtained from the property owners to the north and east in order to
construct the building addition.
6.The north and east walls of the addition must be fire rated (four hour) with
no openings (windows or doors). The wall must be screened with
vegetation from the residential areas to the east. A plan has not been
submitted to date.
7.The exterior storage of equipment being repaired must be brought into
compliance with the City Code (no exterior storage allowed, except for
display areas allowed by 1990 conditional use permit; dumpster is to be
enclosed or placed in the building).
8.Landscape plan for area next to new addition shall be completed to the
satisfaction of the City staff and Townhome Association.
4
