2.The proposed sign variance, if granted, may adversely affect the public <br />health, safety, and general welfare. The proximity of the sign to the right- <br />of-way may interfere with the traffic light located at the intersection of <br />Lexington Avenue and Roselawn Avenue. A setback of 15 feet would <br />eliminate the interference with the traffic light. <br />3.The substandard size of the parcel creates a physical hardship for the <br />applicant.
