2.The proposed sign variance, if granted, may adversely affect the public <br />health, safety, and general welfare. The proximity of the sign to the right- <br />of-way may interfere with the traffic light located at the intersection of <br />Lexington Avenue and Roselawn Avenue. A setback of 15 feet would <br />eliminate the interference with the traffic light. <br />3.The substandard size of the parcel creates a physical hardship for the <br />applicant. Locating a sign at the required 30 foot setback would place it <br />in the middle of the drive aisle of the parking lot. <br />Motion carried 5-0. <br />Ayes:Wilke, Harms, Olson, Klausing,Mulder <br />Nays: 0 <br />Motion: <br /> Member Mulder moved, Member Wilke seconded, to recommend <br />approval of a variance to reduce the setback of a pylon sign to 15 feet (from the <br />front property line) for the purpose of replacing an existing pylon sign at 1920 <br />Lexington Avenue North, <br />1.A landscape island or masonry planter box must be installed at the <br />base of the sign, as approved by the Community Development <br />Director. <br />2.The sign must not exceed 100 square feet in area per face or 20 <br />feet in overall height. <br />Motion carried 5-0. <br />Ayes:Wilke, Harms, Olson, Klausing,Mulder <br />Nays: None <br />----- 5-minute break ----- <br />6b.Planning File 3036. John and MonellJakel are requesting variances to <br />reduce the front yard setback of an accessory building to 13 feet and <br />increase the coverage of the required rear yard from 25% to 38.4% for the <br />purpose of constructing a 24' x 36' (864 sf) garage at 3170 West Owasso <br />Boulevard. <br />Chair Harms opened the public hearing and requested Dennis Welsch to <br />present a summary, based on written reports dated July 8, 1998, of the request <br />for variances.DennisWelsch advised the purpose of the variance request was <br />to replace an existing garage; this site had two frontages and no rear setback <br />because of the lake; the new garage would be an improvement to the site; that a <br />front yard variance would be 17', building size variance would be 301.5 square <br />feet, lot coverage would expand to 38% instead of 25%; that side yard setbacks <br />6 <br />
