Lexington Plaza LLC is requesting a variance to reduce <br />the front yard setback to 5', increase the area to 200 square feet and <br />increase the height to 30' for the purpose of constructing a pylon sign at <br />1698 - 1752 Lexington Avenue North. <br />Chair Harms opened the public hearing and requested Dennis Welsch present a <br />summary, based on written reports dated July 8, 1998, of the Lexington Plaza <br />LLC variance requests. <br />Dennis indicated the request was for a sign variance for size, height and setback <br />with the request being for a free standing pylon sign (with sign identity board for <br />each tenant) in a new location. He further discussed the staff recommendation <br />to deny the variance. As proposed by the applicant the signage would be too <br />close to Lexington and Larpenteur. The suggested an alternative location, or, <br />proposed the applicant request sixty days to prepare a comprehensive <br />signage/parking package. <br />MemberMulder asked why the sign could not be moved back 20-25' instead of <br />5'. Dennis Welsch said this would reduce the functionality and configuration of <br />the parking lot, which is already limited. <br />Chair Harms advised she would prefer a monument sign indicating the name of <br />the shopping center and then each tenant have an identification sign on their <br />building; many cities do not allow this type of signage any more. <br />John Wall, Republic Management Center, representing the shopping center and <br />its tenants, indicated he would like to keep the roof sign and have one pylon on <br />or near the intersection; he does not want to sacrifice a parking space for an <br />island to hold the sign. He asked for direction from the Planning Commission <br />members. <br />MemberWilke asked what expertise was used to create the signage (sign too <br />gaudy).
