This project will outline the roadway <br />infrastructure improvements and public utilities necessary to support future growth in this area <br />over the next 25 years.. In addition, the costs associated with these improvements will be <br />allocated to the appropriate existing and future developments/redevelopments, based on <br />vehicular trips identified in the traffic model and potential redevelopment land area. <br />SCOPE OF SERVICES <br />We have divided the project into three task groups. The scope of our services, as we understand <br />it, is to perform the following tasks: <br />Public Utilities Cost Allocation (Watermain, Sanitary Sewer, Storm Sewer) <br />1. Review the Twin Lakes Business Park Comprehensive Plan Update received from City of <br />Roseville (prepared by URS, Inc.). This report contains the majority of the public utility <br />infrastructure needs assessment for the Twin Lakes redevelopment area. This information is <br />from April 2002 and must be updated based on the most recent development/redevelopment <br />scenarios. <br />2. Compile cost estimate information available from City of Roseville. Determine gaps in data <br />and identify what new costs must be calculated. <br />3. Refine cost estimate information based on most recent development/redevelopment scenario <br />and extrapolate costs to year 2008 (new costs will be calculated as part of this task). <br />4. Allocate utility costs to appropriate development/redevelopment parcels in the Twin Lakes <br />area (based on Twin Lakes AUAR subarea, block, parcel land area). <br />5.
