(i) Landlord shall I<eep the Shopping Center Tract insured for the benefit of Landford <br />in an amount equivalent to tt�e full replacement vafue thereof (excluding fo�nclation, grading <br />and excavation costs and deductibfes and coinsurance) against loss or damage by fire, <br />windstorms, hai�, explosion, �andalism, maiicious mischief, civil commotion, and such nther risk <br />or risks of a sir-�ilar ar dissimifar nature and such other coverage as is now, or may in the <br />future be, customarily covered wit� respect to b�ildirtgs and impro�ements similar in <br />construction, general locatian, use, occupancy and design to the Shopping Center. <br />(ii} �ancflorc� shall maintain, for its ber�e�it and the benefit of its r�nanaging agent, <br />general public liaf�ili�y insurance against clairns for �ersonal injury, c�eath or property darnage <br />occurring upon, in or af�out the Shopping Cent�r, suci� insurance ta afford �rotectifln to <br />Landiord and its rnanaging agent. <br />These insurance provisions shafl in no way limit or modify any af the obligations of Tenant <br />under any provision of this Lease. Any and al� insuranee �remiums paid by Landlord with <br />respect tio the Shoppin� Cer�ter sf�all be cnr�sidered "Camrnon Area Maintenanc� Expenses". <br />(b) Tenant's Insurance. <br />(i) Tenant shall keep all of its machinery, equipment, furniture, fixtures, personaf <br />property (including a�so property under the care, custady, or controf of Tenant) and <br />business interests which may be locat�d in, upon, or about the Premises insured for the <br />benefit of Tenant in ar� arr�aur�t equi�alent to the full repiacement value ar insuraf�le value <br />thereof againsr loss or damagE by fire, and such other risk or risks of � similar or dissimilar <br />nature as are now, ar may in ti�e f�ture b�, custorrsari�y covered with respect to a tenant's <br />machinery, equipment, furniture, fixtures, persanal property and f�usiness iocated in a building <br />similar in construction, general locatian, use, occupancy and design Co the Shopping Center, <br />inclucEing, but without limiting the generality of the foregoing, windstorms, haif, expfosions, <br />var�dafism, theft, malicious mischief, civif commotion, water leal<ag� and damage of any kind <br />�rom any nat�re whatsoever, sprinl<ler leal<age and such other coverage as Tenant may <br />deem appropriate or necessary. <br />(ii} T�nar�t shall at its sole cost and expense maintain genera� pubfic liability insurance <br />against claims for p�rsonal injury, deaCh or proper'�y damage {incl�ding contractual liability <br />coverage applicable to this �ease and insuring Tenant's inc�emnification o�ligations pro�ided <br />�or herein), accurring upon, in or about the Premises, such insurance to afford protectiion to <br />Landlord, its managing agent and �enant to the (imit of nat less than $1 ,000,000 (sirrg9e <br />c�mbined limit for injuries to all parties}, and to the limit of r�ot less t�an $500,aao in <br />respect to any property damage. <br />{c} Releases. <br />(i) Landlord and Tenant each agree that such policy or policies o� insurance for loss <br />or damage by fire or other risks shali perrr-iit releases o� liabifity as herein provided anc! <br />inclucEe waive�' of subrogation clauses as ta Ter�ant and Landlord respecti�ely. �ach party <br />hereto waives, relsases and discharges t�e other party from all claims or d�mands <br />6 <br />
