(e) Advertising. Nat place in or on the Premises, signs, lettering, displays, adverrising or <br />pictures w)�ich are visible from outside the Premises {including windows or doors) except <br />upon the prior written a�proval of Landlord which a�praval shall not be unreasonably <br />withheld or defayed. <br />{f) Liens. A� its expense, cause to be discharged, witl�in ten days of the filing thereof, any <br />constructior� lien claim filed against the Premises or the Sl�opping Center Tract for work <br />clairrted to have been done for, ar materials claimed to have been f�rnished to, or on behalf <br />of Tenant. <br />(g) Camply With �aws. At its expense, camply wit� alf laws, ord�rs, ordinances and <br />regulations of federal, s[ete, caur�ty and rnunicipal aut�orities and with any cfirection made <br />pursuant to law of any public �fficer or officers, which shall, with respect to tY�e use of the <br />Prernises or to any abaternent of nuisance, ir�pose any violatian, order or duty upon <br />Landlord or T�nanti arisir�g from Tenant's �se af the Prem€ses or fram cor�c[itions which have <br />�een created by or at t�e instance of Tenant or required by reason of a breach of any of <br />Tenant's co���ants or agreements hereunder. <br />(h} Not Invafidate ��surance. Not da or permit to !�e done any act or thing upon �he <br />Premises which will invalic�ate or be in canfilict with the Certificate of Occupancy or the terrr�s <br />of the standard form of fire, boiter, sprinl<ler, water darnage or other insurance policies <br />avai�able in the state th� Shopping Center is located covering the 6uilc�ing and Shopping <br />Center and th� fixtures ancf pra�erty therein or do or perrrit anything to bE done in or u}�on <br />the Premises or bring or I<eep anything therein or use �he Premises in a manner which may <br />make insurance unavailable or increase the premium for insurance upon the B�ailding and <br />Shapping Center ar on any praperty or equipment located therein. <br />Article 7: CERTAIN RIGHTS RESERVED TO LANDLORD <br />Landlord reser�es the fo�lowing rights exerc�sable w€thout notice and without liability to <br />Tenant and without effecting an eviction, constructive or actual, or disturbance of Tenant's <br />use of possession, or giving rise to any claim for setoff or abatement of rent: <br />{a) Signs. To control, install, affix and maintain any ar�d ali signs on the Property, or on <br />the exterior of the Building otherwise located €n the Shopping Center and in the corridors, <br />entrances and other common areas thereof, except thase signs within the Premises not <br />visibl� from outside the Prerr�ises. <br />(b} Designatior� af Service Contractors. 7o reasanab[y designate, limit, restrict and <br />control any ser�ice in or to the Shopping Cente�, including but nat fimited to the designation <br />of sources from which Tenant may obtain sign painCing and lettering. Any restriction, <br />designation, limitatian or cor�trol irnposed by reason of this sub�aragraph shall be imposed <br />unifarmly on Tenant and other te�ants occupying space in the Shopping Center. <br />{c) Keys. To �etain at all times and to use in appropriate, instances keys ta all doors <br />within and into the Premises. No locks shalf be changed without the prior written consent of <br />$ <br />
