The Common Elemenfs include, but are �ot Iirnited ta, all <br />axeas and items listed in this Sectian 3, and those parts of the Property described <br />in Exhibit B atiaehed hereto or designated as Comu�on Etements in the Act. "1'he <br />Common Elements are owned by the A�sociation for the benefit of the Owners <br />and Oecupants. <br />3.1.2 The Common Elements shail be subject to (i) certain ease�nents as <br />described in this Declaration, the Plat and any other easemenfs recorded against <br />the Common Elemen�s; (ii} the rights of Owners and Occupants in Lir�ited <br />Cor�mon Elerr�ents a.�locatec� io their respective Units; and (iii) t�e right of the <br />Association to estabIish reasonable Rules and Reguiations govez�ning the use of <br />the Property. <br />3.2 Limited Common E�ements_ The �.imited Common Elements are ihose <br />parts of the Co�snon Elerrients reserved %r the exclusi�e use oi the Owners and <br />Occupants af t}�e Uni�s to which they are �ilocated. The ri�hts to the use and enjoyment <br />of the Limited Common Elements are automatica.11y conveyed with the conveyance of <br />sueh Units.
