'fhe proposed. Orchard building vr7ll be approximately ~0 feet from these windows. • \'V}ien outside eve use our deck which is evert closer to the proposed Orchard building. • The height oftlle Orchard building will provide a shadowing el7eci ttnd reduce the amount of sunshine and natural light in the late afternoon. Winicr daylight is already in short. supply. • The Orchard building tivill reduce the value oi'our townhomc. As a real estate professional I have the following concerns: 'the Norihc:rn boundary of our neighborhood is i-!wy 3t and this is where. the hiJ;hest density residential and taller buildings should be located. `1'he high density, 174 wait Midland Grove Condominium atjjacent to Hwy 36 is a good example. South from Midland Drove; should be medium or lo~~~ density development illat will transition to Lair; single family homes and one story townhomes that. surround the Orchard site on three sides. \\'hen the City of RosevillL r~;views proposals to chtinge its zoning trnd Comp Plan to provide for higla density it should consider 'a"ransit Oriented Development (1"OD). The Orchard site is not near public transit and probably wi11 not be in the
