R�quest �'or Rcdeve�opaaaean� a�d Rezonin�. The DEVELOPER has asked the CZTY to apprave <br />a rezonir�g for the Frank's Nursery Redeve�opznent (alsa re�ez�ed ta izz thas eoz�tract as the "site"). <br />The land is legaliy described as follo�rs: <br />Lot 1, Biock 1, LaBelle's Subdivision <br />PIN 09-29-23-�3-000� <br />�. ZD�1�:� App�'AV��. T�Ze CITY has ap�roved �he rezoning of this land by t�e passa�e of <br />ORDINANCE N4. 1331 an January 9, 2007. <br />3. Conditions of SYte Approval. <br />A. South Highway 36 Service Darive: Co�stzuction of a�00 foai long vvesiba�d rrxght <br />turn lane. The pavement cross section shall he consistent r�ith �xisting frontage road <br />cross sec�ions. Tl�is work includes but is not Iimi�ed to, exis�ir�g storm sewer <br />znodifications, adjustiznen� o£ o�her publie and private utilities within the righ�- oi <br />�ray as needed, and B618 curb. This work shall include striping and signage as <br />requized by tl�� MUTCD. <br />B. Review and approval of t�e praposed public street wox� hy Ramsey Caunty Traffic <br />Division. Additional itnprove�nenis to the signal as requzred by Raza�sey County. <br />This may include, but is not Iirnited ta, NMC lonp detectors, signage, moving of <br />signal bases, curb removal, and szg�al timiz�g ar�odz�caiions. <br />C. <br />� <br />A City of Ros�ville erosion and sedimer�tatian control permi� shall be obtained by the <br />developer. <br />Hazardous rnaterials cican up vviil be completed according to acceptable MnPCA. <br />standards. <br />4. Development Plans. The site shall be developed in accordance vvith the followi�g plazas. The <br />plans shal� no� be attachec� to this Contract.
