Compatibility with the City's Comprehensive Plan <br />Based on the information and findings provided in Section 4 and 5 of the project report, the Ci#y <br />Planner reca�ntt�ended approval oi a conditional use permit to allow the construciion of two <br />additions of approximately 4,012 sq. ft. to the existing church azad sc�oo� for Rase Hi�l Alliance <br />Church, 2105 Rnselawn A�enue, subject to the following conditions: <br />A. The site being developed per the sifie plan in ihe application dated Novernber 11, 2005 <br />B. The church entry and school addition, anc� associated improvements being limit�d to a <br />footprin� not exceeding 4,200 square feet. <br />C. The worship center and associated addition/improvements being comprised of brick, <br />znetal trim, and metal or aluminurn window and doar frames that blendlcomplement the <br />existing building, or concrefie pre-cast panels, architecturally designeci to <br />blendlc4mpliment the existing building. <br />D. The subrnittal of a grading/darainage/erosion/storm water management plan far the site to <br />t�e Ric� Creek Watershed for review and cornrnent and to the Roseville Puhlic Works <br />Departz�ent fox arevzew and approval. <br />E. The entry addition shall be limiteci to a maximum height of 28 feet from grade, while �he <br />classroom/office/library addition shall rr�atch the existing building height { 18 feet) feet <br />frorra grade. <br />F. Tl�e e�isting trash dumpster {adjacent to detached accessory structure in rear yard) shall <br />be screened frarn view. Section 1014 (Design Standards) allows the dumpster to he <br />screened by installing a solid board-on-board fence and gate. <br />G. AIl HVAC equipment and e�nergency power genearation (iicontemplated) shall be <br />screened fram vies. �ection 1010 (Design Standards) allows such mechanical devices ta <br />be screened by instialling a solid baard-on-baard fence <br />(Mr, Paschke noted that the prnject is consistent with the desig�. c�itezia in �ection I01 <br />of the City Code) <br />
