SINGLE FANIILY HOMES:
4.15 The proposal seeks to create 8 single family home sites that are of similar size or larger to
the single family sites directly adjacent (north, south and west) to the Mounds View site.
The minimum "General Concept Plan" has established single family lots at 75 feet in
width along Lydia or Millwood, 163 feet in depth, and 12,225 sq. ft. in size.
4.16 The proposed single family home sites setbacks as follows: A 25 foot front yard setback,
a 25 foot rear yard setback, and a 7-112 foot side yard setback.
4.17 Each building pad will have a proposed size of 60 feet of width and 71 feet of depth to
accommodate the home, attached garage, and other living area options such as a four
season porch, deck, ad/Qr patio.
4.18 Driveways will directly access either Lydia or Miliwnod Avenue, be a maximum of 26
feet in width in the right-of-way and at the property line, and include enough depth (25
feet) to afford proper parking of vehicles.
4.19 The homes will be an "Arts & Crafts" design with a slightly raised entry. The homes
will be two stories and include a loaLcouti or walkout design. The floor plan indicates a
footprint of approximately 1,100 sq. ft. and a total finished area of around 2,200 sq. ft.
(finished area does not include basement).
4.20 Upon approval, these 8 units and the associated land (Lots 7' 14) would be rezoned
to Planned Unit Development with an underlying zoning of R-1, Single Family
Residence District.
OTHER IMPROVEMENTS:
4.21 The School District property will require environmental remediationprior to the required
grading of the site for the single family lots, town home lots and the storm water
management system. The existing parcel lies a few feet below Millwood, Lydia, and
I-axnine Avenue and slopes from west to east. Fill will be brought in to raise the
building pads to a minimum of 2 feet above the curb and to create look-out and walk-out
lots. The environmental remediation plan must be approved by the Minnesota Pollution
Control Agency and the gracing/drainage plan must be reviewed and approved by both
the Rice Creek Watershed and the Roseville City Engineer.
4.22 There are no sidewall{s currently in the area. The Development Review Committee
supports the implementation of sidewalks and will work with the developer on whether
sidewalks are included in the final plan.
?3'3f__rt'ot_S{-5 Page 5 of 11
