In addition, the project complies with the Comprehensive Plan designation as a <br />business use. <br />5.15 Properties located in Business District zones are not required to meet percentage of lot <br />coverage requirements such as residentially zoned property, but they must meet storm <br />water management requirements of both the City and watershed district. The plans <br />submitted for the Roseville Chrysler addition does not include any storm water <br />management proposal. A storm water management plan that meets the requirements of <br />the Rice Creek Watershed (if required) a�d/or the City of Roseville must be submitted for <br />review and approval. <br />6.0 STAFF RECOMMENDATION: <br />6.1 Based on the information and findings provided in Section 4 and 5 of this project report, <br />the City Planner recommends approval of a CONDITIONAL USE PERMIT to allow the <br />construction of a showroom addition and other site/structure improvements at Roseville <br />Chrysler, 2805 Highway 35, subject to the following conditions (bolding are the Planning <br />Commission changes): <br />A. The proposed showroom addition shall be limited to an overall size of ���}� <br />2,680 sq. ft. as identified on the submitted szte/�ot�tprint plan submitted by <br />applicant. <br />B. The height of the structure shall not exceed three stories. <br />C. The trashirecycling dumpsters located in the northwest corner of the site (directly <br />adjacent to Long Lal{e Road) shall be screened with a solid board-on-board fence, <br />a minimum of 6 feet in height, and include a screen gate.
