RESIDENTIAL LOTS <br />�. S The proposed single family home site setbacks appear to be as follows: 30-foot setbacks <br />from the front property lines along the new cul-de-sac street, 5-foot side yard setbacks <br />from the proposed internal property lines and the western property line adjacent to the <br />Reservoir Woods park, 30-foot setbacks adjacent to the rear yards of the existing lots to <br />the south of the subject property, and a 30-foot setback adjacent to WoodruffAvenue. <br />�. �' Each proposed building envelope will be of sufficientwidth and depth to accommodate a <br />home, attached garage, and other living area options such as a porch, deck, andlor patio. <br />�. ] ta Driveways will directly access the proposed cul-de-sac sheet. They will be a maximum of <br />26 feet in width in the right-of-way and at the property line, and will include enough <br />depth (i.e., at least 25 feet) to afford ample room for the off-street parl�ing of vehicles. <br />�. k � The applicants intend to build custom homes on the lots, rather than building on <br />speculation. <br />OTHER IMPROVEMENTS <br />�k . 9 � Storm water management in the form of ponds or infiltration areas, or a combination <br />thereof, will be incorporated into the project as necessary and be illustratedin the FINAL <br />PLAT. <br />VACATIONS <br />�. �� The applicant has requested that the City support the VACATION of an existing sanitary <br />sewer easement that runs through the northern portion of six of the eight existing lots; the <br />existing sanitary sewer would be subsequently relocated and a new easement would then <br />be established. The applicant has also requested the VACATION of the existing, <br />undeveloped right-of-way for Chandler Avenue adjacent to Lot 14, Block 4, Rolling <br />Green. <br />-G. L� When reviewing requests for vacating public easements or public rights-of-way, the <br />Public WorkslEngineering Department determines whether the request will, immediately <br />or in the future, negatively impact the health, safety, or general welfare of the citizens of <br />the RasevilIe. <br />,� .]� In the case of a sanitary sewer easement vacation there needs to be a determination of <br />whether an easement is necessary, whether it mal{es prudent sense to relocate the <br />easement, whether the percentage of gradient of the pipe would be compromised, and <br />whether an appropriate new easement can be created. <br />�_ 1+� In the case of a street vacation there needs to be a determination of whether said street <br />right-of-way is or will be necessary to facilitate the distribution of traffic in a <br />neighborhood, whether existing public utilities lie underneath the right-of-way, and how <br />best to retain an easement protecting the public interest. <br />�. ]� If the City does determine that a given easement or right-of-waywill not be used for its <br />dedicated purpose, it is obligated to return the affected land area to the property owner <br />upon request and review. <br />�P3� ��_��'�_�,ns�raa�'a}�4�+�4+�7���I�� I.415k: Page 3 of 7 <br />
