5.0 PROJECT IMPACTS <br />�_ 1 Residential traffic generation is estimated to be between 7 and 11 vehicle trips per <br />dwelling unit per day (Source: Institute of Traffic Engineers —Traffic Generation <br />Manual), or a total of 28 to 44 trips entering or leaving this site during a given 24-hour <br />period. The City Engineer has determined that, given the proximity to South McCarrons <br />Boulevard (a County State-Aid Highway), the additional volume of vehicle traffic <br />generated by the proposed residential development would have a negligible impact on the <br />surrounding neighborhood. <br />�_� The City has adequate sanitary sewer, storm water, and water mains in place to support <br />the proposed development project. Prior to Final Development Plan approval, the Public <br />Works Department and the Capital Region Watershed must review and approve all of <br />these detailed plans. <br />�x� STAFF COMMENTS AND FINDINGS: <br />�x, f Section 1004.016 (Residential Structure Setbacks) of the City Code requires 10-foot <br />setbacks from interior side yard lot lines. The proposed 5-foot interior side yard setbacks <br />will either need to be enlarged to 10 feet or they will require a variance. <br />�.� City Staff has reviewed the submitted plans (i.e., utility, grading, and drainage) and <br />supports the size and location of all utilities proposed, supports the preliminary street <br />design, and supports the preliminary grading/draina�� plan. Additional design work and <br />approval by the Capital Regions Watershed and the City Engineer is still required. <br />�,3 The Public Works/Engineering Department has determined that the requested <br />SANITARY SEWER EASEMENT VACATION from portions of Lots 14 through 19, <br />Block 4, Rolling Green can be granted without negative impact. The sanitary sewer <br />beneath the existing easement can be relocated and rebuilt at a proper gradient, and a new <br />easement can be provided at the required width (i.e., 20 feet) in a location that will not <br />cause other potential land use conflicts in the future. <br />�_� With respect to the requested STREET RIGHT-OF-WAY VACATION, Chandler <br />Avenue bas not been developed near this segment of right-of-way and in light of the steep <br />slope to the south of this segment, there are no plans to construct a public roadway in this <br />location; the Public Warks/Engin�eriri� Department has therefore determined that the <br />existing right-of-way is unnecessary and may be vacated without compromising the <br />public interest. <br />��. 5 The FTNAL PLAT will need to show 10-foot drainagelutility easements centered on the <br />side lot lines as well as 10-foot easements adjacent to the public streets (existing and <br />proposed) and all exterior property lines, in accordance with t�ie City's requirements.
