REQUEST FOR COUNCIL ACTION <br />DATE: 11/13/06 <br />�TEM NU.: 3.g <br />Department Approval: Manager Reviewed: Agenda Section: <br />�— <br />4f ' <br />� <br />� <br />Item Description: Acceptance of Public Improvements constructedin associationwith <br />Applewood Pointe (United Properties) <br />Background: In 2003, the City Council approved a contract for public improvements as a part <br />of the developmentof the Applewood Pointe plat. These public improvements included <br />Applewood Cou�rt, Arona Street, Terrace Drive, sidewalks, pathways, Applewood Park, <br />Applewood Overlook, sanitary sewer, watermain, storm sewer and infiltration basins.. The <br />developer of the property, United Properties, hired Weis Builders as the general contractor to <br />install the public improvements. Work was completed in 2005, and a final punch list was <br />completed by the contractor last summer. United Properties is requesting City acceptance of <br />these public improvements. <br />Also as a part of this development, off site improvements were conipleted by the Developer's <br />contractor. These improvements included; landscaping around the reconstructed Arona Pond, <br />the construction of the Terrace Drive extension, and the construction of a pathway around Arona <br />Pond along with a connection to the neighborhood located to the southeast of the Arona Pond. <br />These additional improvements were a part of the Arona-Hamline Master Plan, PUD and Public <br />Improvement Contracts. <br />The Arona Pond reconstruction project was a City project. This is a regional pond that serves a <br />112 acre subwatershed. The Applewood Pointe plat contributes 13% of the runoff to this pond, <br />as a part of the Public Improvement Contract the developer agreed to pay for 13% of the cost to <br />construct the pond. <br />Policy objectives: The City Policy requires the following steps be completed to finalize the <br />construction proj ect: <br />Certificationfrom the civil engineer in charge of the project ver��yi�g that all work has been <br />completed in accordance with the City of Roseville's plans and specifications. <br />t A resolution by the City Council accepting the project and beginning the one-year warranty <br />period. <br />
