9.2 Based on the information provided by Ramsey County the setback from the permanent
roadway easement line lies 15 feet within the existing parking lot, rendering this portion
un-useahle unless a VARIANCE is granted. On October 14, a VARIANCE approved by
the Variance hoard on October 4, became effective.
10.0 SUGGESTED CITY COUNCIL ACTION:
10.1 Since the applicant has received VARIANCE approval to utilize a portion of the
premises parking lot, a previously requested CONDITIUONAL USE PERMIT can
now be acted upon.
10.2 ADOPT a RESOLUTION APPROVING a CONDITIONAL USE PERMIT for
Cummings Mobility allowing a"motor vehicle dealer" at 1755 County Road C based on
the findings of Section 6 and the following conditions:
1. The site and this applicanlse (Cummings Mobility) shall be limited to a front
yard vehicle salesld'zsplay area not exceeding 10 vehicles.
2. The applicant shall provide parking lot striping to accominodate parking and drive
lanes to achieve adequate traffic flow as prescribed by the City Engineer and
Planner and consistent with the aerial photo and site plan dated October 4,2006.
3. Applicant shall work with staff to apply appropriate landscape to soften the
frontage along County Road C in keeping with improved aesthetics of the
roadway.
4. No vehicles requiring work shall be located in the front yard. These vehicles are
required to be stored inside, in the fenced security area, or the rear of the structure.
5. No vehicles are to be parked within 19 feet of the sidewalk along County Road C.
Cummings Mobility will work with staff to determine a method for making the
remaining pavement in that area unparkcable.
Prepared by: City Planner Thomas Paschke (651-792-7074j
Attachments: Location map and aerial photos.
P37G7_RCA_11270G.doe Page 4 of 4
