I� The condominium parcels wi11 be rezoned within the PUD with an underlying the general <br />dimensional requirements for a B- 6 zoning district, but with uses limiked to those typically <br />in an R-3 zoning district. <br />�� �� The PUD will include the implementation of a local senior marketing and linkage plan. As a <br />part of the City and Roseville Housing and Redevelopment Authority (RHRA) program to <br />encourage choice and opportunity in housing, Rottlund and/oc other identified developers of the <br />senior housing portion of the project must prepare and file with the PUD an initial plan and <br />program which will market and promote any senior housing project to Roseville residents for at <br />least 60 days prior to marketing to the broader community. The developer(s) must also agree to <br />participate in the Roseville Senior Linkage Program (RSLP) by promoting it, as part of the <br />project sales program, to each potential purchaser or renter in the project. <br />STAGING AND PHASES OF THE DEVELOPMENTS: <br />+�,� L Rottlund will prepare a construction staging plan (for Phase 1) and multiple phasing plan (for <br />Twin Lakes redevelopment areas outside of the proposed Phase 1 area) once the concept for <br />Phase 1 has been approved. <br />OTHER AMENITIES: <br />�, �'� An extensive trail and sidewalk system is proposed for the site. Sidewalks on one side and <br />pathways on the other would be constructed along and adjacent to County Road C, Cleveland <br />Road, Twin Lakes Parl�vay and Prior Avenue, where commercial development is to be <br />constructed. Sidewalks will only be constructed on residential streets to provide pedestrian <br />connections. This design/improvement is consistent with the Master Plan and the need for <br />neighborhood pedestrian access. In addition, consistent with the 2001 adopted Master Site <br />Plan, the developer will work with the city to provide trail connections to Langton Lake Park <br />and the lake pathway. <br />6,�3 The city has always planned to construct a public park trail around as much of the Lake as <br />possible. In the future, the design could possibly include a boardwalk on the north side of the <br />Lake as well as entry trails to the new development areas. <br />�x�� There will be an extensive landscape plan for each of the project areas and the park, which <br />includes a variety of trees, shrubs, and perennials. (Buckthorn removal may also be a part of <br />this plan.) <br />�.� POT,TC;Y (Comprehensive Plan Consistency): <br />�, � The City Council approved the Twin Lakes Master Plan and site plan in June, 2001 as <br />consistent with and a supplement to the Comprehensive Plan. <br />�,� The Master Plan included several important goals and policies to assist developers and staff <br />implement the redevelopment of the Twin Lakes site as follows: <br />PF3595_RCA_Twin_Lakes_General_Concept_011005 Page 12 <br />
