TOWN HOMES: <br />5.13 The town home proposal will consist of two structures with four and three units (7 total <br />units) fronting on Larpenteur Avenue. Each town home unit will have a slightly elevated <br />main floor entry. Stairs will bring residents and guests up to the main entry door (typical <br />of a"row home" design). Each unit will have a second story with an estimated roofp��k <br />height of approximately 32 feet from the main level grade. Units will include an entry <br />porch. A front sidewalk will be provided the length of the town home parcel and to each <br />unit. Each unit will have 2 tuck-under garage parking stalls. <br />5.14 The structure will be that of a"craftsman" design, with stone and durable cement board <br />lap and shake siding. Asphalt shingles are proposed for roofing and the soffit and fascia <br />will be protected by a maintenance free material. The town homes are to be designed and <br />finished to complement the senior cooperative. <br />5.15 A single primary access to the site is proposed from Larpenteur Avenue. Access to the <br />town home garages will be via a driveway extension easterly from the primary access, <br />which road provided individual access to each garage. A perpetual access <br />easementlagreement is necessary for all access roads including those associated with the <br />town home development. The j oint driveway will be screened along the east and north <br />side from the adjacent single family homes by landscaping and a green house. <br />5.16 The "Final Development Plan" incorporates the following town home structure setbacks: <br />a. FRONT YARD (SOUTH) SETBACK: <br />Building "B" and "C" <br />30 feet from the property line adjacent to Larpenteur Avenue <br />b. REAR YARD (NORTH) SETBACK: <br />Building "B" <br />21�feet from the property line adjacentto the private access road <br />Building "C" <br />30 feet from the property line adjacent to the private access road <br />c. SIDE YARD (EAST) SETBACK: <br />20 feet from the property line <br />d. SIDE YARD (WEST) SETBACK: <br />20 feet from the property line <br />5.17 The proposed separation between town home structures (B and C) must be 20 feet when <br />the final design is submitted for approval. <br />5.18 Visitor parking will be accommodatedwithin driveways and from 10 shared parking <br />stalls directly northwest of town home "Building B." <br />PF3548_RCA_FinalDevelopment_013105.doc Page 6 of 15 <br />
