The DEVELOPER shall clean dirt and debris from public streets that <br />has resulted from construction work by said DEVELOPER or DEVELOPER'S <br />CONTRACTORS, its agents or assigns. The CITY will determine whether it is <br />necessary to take additional measures to clean dirt and debris from the streets. <br />After 24 hours verbal notice to the DEVELOPER, the CITY may complete or <br />contract to complete the clean up at the DEVELOPER'S expense. <br />�. � Pedestrian Walkway. The DEVELOPER is responsible for the replacement of <br />any removed or damaged pedestrian pathway that exists along Larpenteur Avenue. <br />�S .� Utility & Drainage Easements. The DEVELOPER is responsible for creating, <br />dedicating and/or granting specific easements pertaining to public utility services, <br />site access, shared parking as approved by the City and as described in the City of <br />Roseville Public Improvement Contract, and the storm water pond as approved by <br />Capital Region Watershed. <br />�.'� Cross Parking & Perpetual Access Agreement or Easemen� The DEVELOPER <br />is responsible for creating, dedicating and/or granting a perpetual access <br />easement/agreement from Laprenteur Avenue to the town home parcel and for the <br />10 parking spaces directly west of the town home parcel and required in Section <br />9,21 of this agreement. <br />$, � Park Dedication. The DEVELOPER must provide the City of Roseville with a <br />payment in lieu of parkland dedication amounting to $1,000 per unit or a total of <br />$102,000 for the senior cooperative and $7,000 for the town home development. <br />Said payment must be made at the time each of the building permits are issued by <br />the City. <br />�_� PUD STANDARDS and CONDITIONS of APPROVAL: <br />The Planned Unit Development (PUD) shall also comply with the following specific <br />PUD standards: <br />'�. I General Development Standards. The certificate of survey and/or plat, site development <br />plan, landscape plan, grading and utility plan, building elevations, development schedule, <br />and final land use designations shall be part of the standards for development of the <br />Greenhouse Village PUD. <br />�.� Uses — Permitted: Lot 1, Block 1. The permitted use of property within the PUD shall <br />be limited to the redevelopment of the site into: <br />1. A three story cooperative for senior housing with up to 102 units. This Lot 1, <br />Block 1 redevelopment shall be restricted to the dimensions specified in the site <br />development plan, landscape plan, building floor plan, and building elevations <br />(Exhibits C, G, and I�, and supporting documents submitted by the <br />DEVELOPER Where not inconsistentwith this PUD, the standards of the <br />� <br />
