Future Uses or Reuses: The parcel may be reused andior redeveloped but only by <br />written amendment of this agreement for any permitted or conditional use allowed <br />in the underlying R-3 (General Residence) zoning district in which a residential <br />use does not exceed 102 units, except that the following uses shall be prohibited: <br />all uses except multiple family housing; any use which reduces the amount of <br />available required parking or pervious area; or any use deemed by the Community <br />Development Director or designee creating additionaUpotential noise generation, <br />visual impact, and/or parking demands <br />9.3 Building Setbacks: Lot 1, Block 1. The minimum setback for the cooperative senior <br />housing structure (as depicted on site development plan; Exhibit B) shall be as follows: <br />R FRONT YARD (SOUTH) SETBACK: <br />88 feet from the properry line adj acent to Larpenteur Avenue <br />R REAR YARD (NORTH) SETBACK: <br />30 feet fiom the properry line adj acent to Dionne Street <br />R SIDE YARD (EAST) SETBACK: <br />Structure 15 feet from the properry line <br />Deck 13 feet fiom properry line <br />. SIDE YARD (WEST) SETBACK: <br />Structure 25 feet fiom the property line <br />Deck 20 feet from properry line <br />9.4 Off-Street Parking Lot Setbacks: Lot 1, Block 1. The minimum setback from properry <br />line for the off-streetparking lot shall be as follows: <br />. FRONT YARD (SOUTH) SETBACK: <br />26 feet to the drive lane for the underground parking garage and 79 feet to the <br />parking stall <br />. REAR YARD (NORTH) SETBACK: <br />15 feet for Dionne Street to the on-site parking <br />R SIDE YARD (EAST) SETBACK: <br />10 feet to the on-site pazking and drive lane <br />R SIDE YARD (WEST) SETBACK: <br />80 feet to the drive lane for the underground parking garage and 53 feet to the <br />parking lot adjacent to Dionne Street <br />6 <br />
