9.5 Building Height and Design: Lot l, Block l. The cooperative senior housing complex <br />must be architecturally designed to have the scale and massing of structures consistent <br />with proj ect's approved concept plan. The cooperative senior housing complex shall be <br />limited to a maximum of 3 occupiable living stories above grade (E�ibit H). <br />9.6 Building Materials: Lot l, Block l. Exterior building materials shall include asphalt <br />shingles on the roof and a mixture including cultured stone or bricic, architectural blocic or <br />other approved masonry product, concrete fiber board, metal or vinyl lap or shalce siding <br />on the building facade. The soffit and fascia shall be aluminum and/or concrete fiber <br />board, and the structure shall be outfitted with gutters or downspouts to properly remove <br />and direct roof drainage, where appropriate. The color scheme and mix of materials for <br />the building shall be reviewed and approved by the Community Development Director or <br />designee prior to issuance of any building permits (Exhibit H). <br />9.7 Uses — Permitted: Lot 2, Block l. The permitted use of property within the PUD shall <br />be limited to the redevelopment of the site into: <br />1. Two structures with seven town homes (rowhome style). This development <br />shall be restricted to the dimensions specified in the site development plan, <br />landscape plan, building floor plan, and building elevations (Exhibits C, G, and <br />H) and supporting documents submitted by the DEVELOPER. Where not <br />inconsistent with this PUD, the standards of the underlying R-6 (Townhouse <br />District) zoning district shall apply, as stated in Chapter 1004.08 of the Roseville <br />City Code. <br />2. Future Use and/or Reuses. The parcel may be reused andJor redeveloped by <br />written amendment of this agreement for any type of dwelling unit permitted or <br />allowed by conditional use in the underlying R-6 (Townhouse District) in which a <br />residential use does not exceed 7 units, except that the following shall be <br />prohibited: all uses except housing, any use which reduces the amount of <br />available required parlcing or pervious area; or any use deemed by the Community <br />Development Director or designee creating additional/potential noise generation, <br />visual impact, and/or parlcing demands. <br />9.8 Building Setbacks: Lot 2, Block l. The minimum building wall setbacic for the "row <br />home" town house structures (as depicted on site development plan; Exhibit B) shall be <br />as follows: <br />FRONT YARD (SOUTH) SETBACK: <br />Building "B" and "C" <br />30 feet from the property line adj acent to Larpenteur Avenue <br />REAR YARD (NORTH) SETBACK: <br />Building "B" <br />21 feet from the property line adj acent to the private access road <br />
