Not Applicable <br />9.10 Building Height and Design: Lot 2, Block 1. The 7 units of row town homes must be <br />architecturally designed to have the scale and massing of structures consistent with the <br />proj ect's approved concept plan. The rowhouses complex shall be limited to two livable <br />stories and a tucic under garage parlcing level. <br />9.11 Building Materials: Lot 2, Block 1. Exterior building materials shall include asphalt <br />shingles on the roof and a mixture including cultured stone or bricic, architectural blocic or <br />other approved masonry product, concrete fiber board, metal or vinyl lap or shalce siding <br />on the building facade. The soffit and fascia shall be maintenance free vinyl, aluminum <br />and/or concrete fiber board, and the structure shall be outfitted with gutters or <br />downspouts to properly remove and direct roof drainage, where appropriate as determined <br />by the CITY. The color scheme shall be reviewed and approved by the Community <br />Development Director or designee prior to issuance of any building permits. <br />OVERALL DEVELOPMENT CONDITIONS: <br />9.12 Mitigation of Impact on AdjacentResidential Uses. All HVAC, mechanical, and <br />energy support system units for the senior cooperative housing must be located within <br />each unit on within an interior mechanical room. All H�� ��, mechanical, and energy <br />support system units must be located within each unit. However, AC units will be <br />allowed on the ground at the rear (north) of each town home unit and shall be screened. <br />For the purpose of this PUD screening shall consist of a decorative wood or masonry <br />fence or a mixture of deciduous and coniferous shrubs. <br />
