9.13 Storage. Outdoor or exterior storage of any material, equipment, or recreation vehicles is <br />prohibited for the any duration including but not limited to: boats, trailers, campers, <br />snowmobiles, ice houses, junlc, debris, inoperable and/or non-licensed vehicles. The <br />impervious pavement surface shall be limited to decics, patios, steps and sidewallcs, and a <br />driveway no wider than the garage on the lot. The installation of sheds or other accessory <br />buildings is prohibited. <br />9.14 Fencing. The DEVELOPER is responsible for installing a solid board-on-board- <br />(decorative) fence along the east and north property line of the town home development. <br />Any front yard fence on the town home parcel must be coordinated and be installed on all <br />town home lots. <br />9.15 Tree Preservation. The development site has a number of mature trees that cannot be <br />preserved. Specifically those trees are located where the drive access, parlcing lot and/or <br />structure will lie. However, the City Staff will work with the DEVELOPER on <br />attempting to save periphery trees and to augment the existing trees (see Exhibit F). <br />9.16 Site Construction& Security Fencing. The DEVELOPER is responsible for installing <br />construction or security fencing and for its removal prior to occupancy. The exact <br />location of the security fence and entrances must be approved by the Community <br />Development Director, Building Official, or designee. <br />9.17 Site Landscaping. Landscaping for the project shall include front boulevard trees along <br />Larpenteur Avenue consistent with the Roseville Master Street Tree Plan and trees, <br />shrubs and perennials throughout the site that enhance the development and screen <br />adjacent properties from view of vehicle headlights and to brealc-up the senior <br />cooperative wall mass. The landscape plan shall include screening (plants and/or berm) <br />of the cooperative's parlcing lot from public rights-of-wayto a height of 30 inches above <br />the parlcing lot curb height. The site (I,ot 1 and 2) must be irrigated. The fmal landscape <br />plan (E�ibit F) must be prepared by a state registered landscape architect per Section <br />1010 of the City Code. <br />918 Landscape Letter of Credit. Prior to the issuance of individual grading, excavation, <br />foundation, andlor building permits, the DEVELOPER shall provide the CITY with a <br />landscape letter of credit, bond, or other security covering a minimum of one full growing <br />season/calendar year which is acceptable to the City in an amount up to 150% (as <br />determined by the Community Development Director) of the full cost of all landscaping, <br />fencing, irrigation, and site restoration (Section 1010.14E} as per Exhibit F. The <br />Community Development Director or designee, following approval of the landscape plan, <br />shall determine the exact amount of each letter of credit or bond. After one (1) growing <br />season, DEVELOPER may request a partial release of the letter of credit or bond. The <br />amount to be released shall be agreed upon between the DEVELOPER and the CITY <br />acting reasonably. After the growing season/calendar yard the bondletter-of-credit may <br />be reduced or released by the City. <br />
