b) Adequate usable open space should be provided on the site or public park/n�en <br />space should directly adjoin the site. <br />c) The floor area standard should define the amount o f required open space in <br />comparison to the density ofunits. <br />d) Adequate access to adjoining or nearby (within '/4 mile) retaillservice areas <br />should be provided. <br />e) The use of undergroundparking (with adequate safety measures) should be <br />encouraged to reduce the volume of outside parking and separate garages as a <br />means of improving the general residential character of multiple family <br />development. <br />f Impacts on adjoining siragle,familyareas should be limited by increased side <br />yard setbacks and landscaping; front and rear separation by streets, commercial <br />or industrial development; or parks and open space. <br />g) Higher density development should be required to include such improvements <br />as masonry exterior, higher window and wall insulationpackages, underground <br />parking, more usable open space than normally required, porches, landscaping, <br />undergroundparking, and amenities packages within each unit. <br />h) Building design standards should be used which contribute to neighborhood <br />openness, communication, and interaction. <br />i% Design andperformance standards shouldprovide adequate height and setback <br />combinations for situations where taller multi family units are proposed as inftll <br />projects adjacent to single family areas. Such infill should be limited to medium <br />density (or lower) projects. <br />9. Require fair housingpractices. Disperse types and scale of housing units within the <br />City for all ages, in all stages of Che life cycle.
