6.2 The following is the Demographic Profile for this neighborhood — Planning District 15, <br />an area stretching from Larpentuer Avenue to Trunk Highway 36 and rom Dale Street to <br />Rice Street. <br />. Total population - 3,072 <br />■ Total occupied units - 1,651 <br />■ Owner occupied units - 781 <br />■ Renter occupied units - 870 <br />■ 288 residential acres - 238 acres (83%) single family & 50 acres (17%) of multiple <br />family. <br />■ Type of unit: Condominium - 110 (7%); town home - 39 (2%), Apartments - 821 <br />(50%), single family - 662 (40%}, and other - 19 (1%). <br />(See attachment for greater demographic profile of Planning District 15) <br />63 Increase in Property Tax: The proposed town home and condominium development <br />will provide an increase in the property taxes. It is estimated that this type of project <br />(valued at $8.6 million ($71 m. condo and $1.5 m. town home) will generate between <br />$1,500 and $2,000 per unit in total property taxes, from which about 25% comes back to <br />the city. <br />6.4 Residents: The Community Development Department estimates there will be 2.0 to 2.2 <br />residents per unit or 100 to 110 new residents when fully built out. <br />7.0 PROJECT IMPACTS: <br />TR.AFFIC/VEHICLE PARKING: <br />71 The traffic patterns in the area are 22,000 daily vehicle trips on Rice Street, 17,000 on <br />Larpenteur, less than 1,000 on North McCarrons, and 700 on Western Avenue. There is <br />no significant growth projected on these streets. �a�� lane of road has a capacity of 4,000 <br />to 6,000 vehicles per day. <br />7.2 Access to the site from both the north and south is criticaL The North McCarrons <br />Neighborhood Study concluded that a high-density redevelopment plan for the Gu�fiil site <br />will generate between 200 to 400 additional trips per day, which will be distributed <br />among and along the two exit areas (Elmer and McCarrons, as well as Rice Street). If <br />developed as a senior facility, such facilities tend to have 40 to 60% less traffic than other <br />types of housing. <br />73 The neighborhood's existing vehicle trips are estimated at approximately 800 to 1 D00 <br />trips per day. The traffic capacity levels of the existing roadways, Elmer and McCarrons, <br />are 2,000 trips per day based upon a standard width road (Source - North McCarrons <br />Neighborhood Study). <br />— rf��: r��:�.c;��c���� ����.� +��� <br />
