With 3 of Rosedale's 4 accesses on to County Road B2, traffic <br />generated by the Mall haslwill contribute to the need to expand County Road B2 and the <br />project contemplated by the PUD Amendment further exacerbates traffic issues. In order <br />to accomplish the necessary street widening, the Applicant (Jones Lang LaSalle) shall <br />dedicate 15 feet of right-of-way along their north property line between the American <br />Street intersection and the Snelling Avenue intersection. The developer shall also <br />dedicate 10 feet of right-of-way along their north property line between Fairview Avenue <br />and the first access east of �airview Avenue. The use of this right-of-way shall be for <br />future pathway, utilities, and roadway improvements. <br />OTHER IMPACTS: <br />6.16 A site lighting plan has been submitted for review and approval, which proposes to install <br />both parking lot palesllight fi�tures as well as pedestrian designed poles and fi�tures. <br />The City Planner has reviewed the submitted plan and determined that it meets the <br />requirements of Section 1010.12 of the City Code. <br />6.17 The revised elevation plans identify large air conditioning andlor mechanical units on the <br />roof of the theater. These units will have a visual presence, but will be placed and <br />painted in a manner not to detract for the design and aesthetics of the structure. The <br />"Concept" approval required these units to be "reasonably" screened from a property line, <br />which staff interprets as allowing roof top mechanical units to be partially seen (requires <br />painting and strategic placement) from property line where structures are hundreds of <br />feet from property lines and the site includes varying elevation changes, such as proposed <br />site within Rosedale Center. The remaining roof top mechanical units, those associated <br />with the retail shops and restaurants must be fully screened from view. <br />6.18 Should an emergency generator be contemplated, the final site plans must indicate the <br />proposed location and security, and the generator must meet all applicable State decibel <br />levels. <br />PF3608_RCA_FinalDevelopment_041105 Page 8 of 12 <br />
