Roadway Subtotal 167,000 <br />Total $293,000 <br />+7, �� The traffic study has identified the need to expand County Road B2 from a 4 lane road to <br />a 61ane road by 2025. With 3 of Rosedale's 4 accesses on to County Road B2, traffic <br />generated by the Mall has/will contribute to the need to expand County Road B2 and the <br />project contemplated by the PUD Amendment further exacerbates traffic issues. In order <br />to accomplish the necessary street widening, the developer must dedicate 15 feet of right- <br />of-way along their north property line between the American Street intersection and the <br />Snelling Avenue intersection. The developer must also dedicate 10 feet of right-of-way <br />along the Mall's north property line between Fairview Avenue and the first access east of <br />Fairview Avenue. The use of this right-of-way will be for future pathway, utilities, and <br />roadway improvements. <br />OTHER IMPACTS: <br />r�. I fa A site lighting plan has been submitted for review and approval. This plan proposes new <br />parking lot poles/light fixtures as well as pedestrian designed poles and fixtures for the <br />project area. The City Planner has reviewed the submitted plan and determined that it <br />meets the requirements of Section 1010.12 of the City Code. <br />f� 1- The revised elevation plans identify large air conditioning and/or mechanical units on tl�� <br />roof of the theater. These units will have a visual presence, but will be placed and <br />painted in a manner not to detract for the design and aesthetics of the structure. The <br />"Concept" approval required these units to be "reasonably" screened from a property line, <br />which staff interprets as allowing roof top mechanical units to be partially seen (requires <br />painting and strategic placement) from property line where structures are hundreds of <br />feet from property lines and the site includes varying elevation changes. The remaining <br />roof top mechanical units, those associated with the retail shops and restaurants, must be <br />fully screened from view. <br />�r. � R Should an emergency generator be contemplated, the final site plans must indicate the <br />proposed location and security, and the generator must meet all applicable State decibel <br />levels. <br />�r, ]� The architectural design of the addition is very detailed. The retail shops area includes <br />varying building heights, architectural design and features, as well as a mix of building <br />materials and colors. However, staff considers the theater to have four fronts for which <br />additional design components are necessary to eliminate blank wall mass. Specifically, <br />false windows, texture changes, light boxes or similar details to those installed in other <br />areas of the retail component must be incorporated into the north, west, and east <br />elevations of the theater. <br />��. ��I Section l O l0. l� D requires all trash handling equipment (trash and recycling dumpsters <br />and/or compactors) to be contained within and under the principal structure.
