���ES I���� <br />.. . �,� �� �.�.�. � '� �,t��i,�, PcuLM11F.i�iir3l�l �5il�nu 4etv�u SU'�5 <br />� 1S <br />��'�Jf+�'�In�as��f,Cdli <br />March 7,2005 <br />City of Roseville <br />Thomas Paschlce <br />City Planner <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br />RE: Rosedale Center <br />Final Development Plan — Approval Conditions <br />Mr. Paschlce: <br />As noted in previous correspondence, the following addresses the approval conditions <br />documented in the December 20,2004 City Council Agenda minutes. <br />Condition 9.1.a <br />The provision of a parking plan with anchor and general mall floor plans to allow <br />the City Planner to verify the required number of parking spaces, including park- <br />n-ride spaces and transit rides per City Code. <br />Our original program required a reduction in the parl�ing ratio from the current <br />5.0I1,000 to 4.5I1,Q00. Our revised plans as submitted (with this application) maintain <br />the 5.011,000 ratio. Additionally, the parlc-n-ride and transit spaces remain pursuant to <br />the agreement in place at this time. (The proposed total GLA will be 1,151,063 sf; we <br />are providing 5,779 spaces. The calculations are based upon gross leasable building <br />areas.) Thus we are no longer seel�ing a parlcing reduction. <br />Condition 9.1.b <br />The provision of a letter from metro Transit endorsing the proposed location of <br />the transit hub, the location of the bus staging area and location of the park-n-ride <br />lot and consideration of a condition in the final PUD agreement that requires the <br />Mall to provide a location for a Regional Transit Hub at the mall, subject only to <br />Metro Transit's wishes to retain the hub at the Ma1L (The Transit Hub is part of <br />the City's comprehensive plan concepts for traffic management and disbursement <br />in Roscville.) <br />
