Boschee desires to divide his 36,155 �,f. lot (100 feet by 361 feet) into two parcels. <br />One parcel would include the existing home and the second parcel would be used to <br />construct a new home for his family. <br />�-=' Both parcels are designated Low Density Residential (LDR) in the Comprehensive Plan <br />and zoned single family detached housing (R-1} on the zoning map. <br />�.3 Section � I04,04E states: Three Parcel Minor Subdivision: When a subdivision creates a <br />total of three (3) or less parcels, situated in an area where public utilities and street rights <br />of way to serve the proposed parcels already exist in accordance with City codes, and no <br />further utility or street extensions are necessary, and the new parcels meet or exceed the <br />size (area) requirements of the zoning code, the applicant may apply for a minor <br />subdivision approval. <br />�I <br />�.CM <br />�.] <br />Section 1004.016 requires each residential parcelllot in Roseville to have a minimum <br />width of 85 feet along a public street, a width the proposal cannot achieve, thus a variance <br />is necessary. <br />STAFF FINDINGS: <br />Section 1004.016 states that R-1 zoned single family residentiallotslparcels in Roseville <br />must have a minimum width of 85 feet, a minimum depth (interior) of 110 feet, and an <br />area of 11,000 square feet. <br />5� The Boschee parcel has an existing width of 100 feet, a depth of approximately 361 feet, <br />and a size of 36,1SS square feet (0.83 acres) Source: County Records. The proposed <br />parcels would have street frontages of 85 feet for the existing homestead and 15 feet for <br />the new parcel; a depth of 150 feet for the existing homestead "A" and a varying depth of <br />215 feet for the new parcel "B".
