A <br />meeting wi11 also be conducted between DSU and the Development Team to gather additional input. <br />Workshou #4: Redevelopment Finance and Economic Issues <br />Many of the most challenging aspects of this redevelopment project are related to the high costs of land <br />acquisition, assembly and preparation. The available tools to assist the City and the Development Team <br />in this process are limited and wi11 probably require speciallegislation to make the project feasible. These <br />financial considerations wi11 directly affect the development alternatives that can be successfully pursued <br />and this is a very important component of the background education that the Advisory Pane1 members <br />must have to participate effectively. Joining DSU and the City staff for this work session wi11 be the <br />appraiser working on parcel valuation and attorneys and public finance analysts who are knowledgeable <br />about the financial aspects of this project. After the workshop, DSU wi11 meet with City Staff to conduct <br />project administration and coordination tasks. A meeting wi11 also be conducted between DSU and the <br />Development Team to gather additional input. <br />Workshop #5: � N"� d Demograahic Forecasts <br />Workshop #5 will provide a regionaUsub-regional overview of demographic and market changes, trends <br />forecasts and market conditions. Speakers wi11 include representatives of Excensus and DSU research. <br />The workshop date and information to be covered in the workshop are outlined in the attached work <br />program flowchart. Projects to be visited include those of the Development <br />Team members, developments with relevant features and characteristics, mixed use developments and <br />other appropriate project types. The workshop date and information to be covered in the workshop are <br />outlined in the attached work program flowchart. We wi11 also conduct a series of exercise to identify and analyze Strengths, <br />Weaknesses, Opportunities and Threats, and present a Survey of Visual Preferences regarding issues of <br />General Image, Character, Architecture, Landscaping, Signage, Streetscape, Parking Lots, Etc. The <br />workshop date and information to be covered in the workshop are outlined in the attached work program <br />flowchart.
