Thomas Paschke explained <br />locations of such proj ects (medium density) and design density. At the neighborhood meeting, traffic was the primary concern. In <br />terms of screening, he proposed more coniferous pine trees. Site lighting will be <br />addressed. <br />Member Stone asked why there is no association. Mr. Stull said there will be a <br />homeowners' association. The association will be directed by the builder until the proj ect <br />is completed. <br />Member Ipsen asked if Hamline Avenue access was considered, south of the townhomes <br />along the easement. Mr. Stull explained the reasons for Oakcrest entry because of <br />pipelines. <br />Chair Mulder asked if the developer will work with neighbors on the landscape plan <br />(yes). Mr. Stull also will work on residential street lighting. <br />Member Peper asked how many were at the neighborhood meeting with the developer <br />(estimated at 28-30 residents). <br />�� Dr. Sadek Youssef, 1319 Willow Circle, asked if there is a hypothetical plan for five to <br />��� six houses. Thomas Paschke explained that four lots could be built without a road. <br />�4 However, with a cul-de-sac it could create a five-lot subdivision. Dr. Youssef asked if <br />�� storm water has been studied, the easement fills with water during heavy rains.
