Why not leave the existing single family lot, and then create townhomes to the <br />L� west? Could the townhomes be single level townhomes — much more compatible with <br />1 � the area? <br />[� <br />�� Chair Mulder asked if the developer had considered any of the Wolf options. Yes. Mr. <br />C� Theis has explored other options and is flexible. Thomas Paschke explained the benefits <br />�� of the townhomes on this site (two-storey, larger setbacks). <br />�l <br />?� Larry Linedecker, 983 Larpenteur, asked what environmental issues might be on this <br />�� site? The R-1 to R-3 zone and buffering on the back side is the real problem. The mass of <br />�� the building is a concern. <br />?� <br />�� ,Thomas Paschke explained that the developer will have to adhere to regulations of the <br />�� <br />�� <br />�� <br />�� <br />�� <br />3� <br />Minnesota Pollution Control Agency. <br />John Kellogg, 1697 Chatsworth, expressed concern with change of R-1 to R-3. Is there a <br />setback for a greenhouse? (Yes, new accessory building must be 5 to 10 feet from <br />property line.) <br />3� Thomas Paschke explained the garages for townhomes or homes along Larpenteur will be <br />�� from the interior of the lot, not from Larpenteur. Mike Theis said the development has done Phase 1 environmental work, the <br />razing of buildings and construction will be done by licensed analysts and contractors. <br />Summitt Environmental is doing the testing of the existing structures. Soil testing is <br />uncertain at this time. <br />Member Traynor asked if the developer would consider six townhomes. Member Stone <br />asked the acreage of the R-1 zoned lot (approximately1/2 acre). <br />
