He described the landscape <br />plans. Lighting for the site will be shoe-box, downcast cut off design. The e�sting wa11 <br />lighting will be partially removed. He requested a height of not more than 3 5 feet to <br />allow changes to the worship center. <br />Chair Mulder asked if the south central parking (18 spaces) would be built in the future <br />(yes). Thomas Paschke suggested a"proof of parking" condition. <br />Member Bakeman asked if trees would remain until the south central parking lot is not <br />built (yes). <br />Chair Mulder asked if services include a school (no). Mr. Batty said a11 traffic is off peak <br />in evening and Sunday. There are 126 parking spaces. <br />17 Rose Montsans, Grandview Avenue resident, asked if lights will be on timers to reduce <br />18 late night lighting (not a Code requirement, but as CUP requirement or simply by <br />19 applicant). She was concerned about parking space expansion. Parking on the street on a <br />20 Sunday is not a big issue for her. <br />21 <br />22 Tim Conti, Grandview Avenue resident, encouraged the Church to save trees along the <br />23 southwest corner near the pond. If no additional traffic, why is the paved parking space <br />24 needed? <br />25 <br />26 There were no further comments; Chair Mulder closed the hearing. Member Traynor <br />27 expressed surprise with the parking lot size. Thomas Paschke explainedthe code <br />28 requirements and why the Church does have growth potential. In three years there could <br />29 be 100 new members and 45 new cars. Adding parking later is more costly. A church is <br />30 a multi-purpose facility. Future additional parking should be an administrativedecision. <br />31 <br />32 Thomas Paschke explained the tree relocation issue. The coniferoustrees will need to be <br />33 cut as they cannot be transplanted. The City Code does not have tree preservation <br />34 requirements. <br />35 <br />36 Member Boerigter expressed support for the reasonable use and parking on the site. He <br />37 also supported the 35 foot height limit. <br />38 <br />39 Member Bakeman said the southparking lot is a concern, especially because of the stand <br />40 of trees that could be taken down. Since the Church does not need this lot presently, why <br />41 construct it or give approval to install it now. Member Traynor agreed with Member <br />42 Bakeman and expressed concern for the amount of impervious surface. <br />43 <br />44 Thomas Paschke noted that the trees can be cut at any time.
