More than 40 percent of the city's households are comprised of nonrelated
individuals living together. Married couples are 3 times more likely to be owners than
renters.
Multifamilyhousing in Roseville covers only 5 percent of the land area of the city. The
multifamily complexes hae a market value of $509 million, which is about 15 percent of
the total property market values in city. Roseville's multifamilyhousing generates 10
percent of the city's property taYes, in excess of $5.6 million a year.
Roseville is largely built out (it's 98.5 percent developed) and thus there is little room for
population growth. Population change from 1990-2000 was 1 percent positive growth.
Roseville's persons per household is about 22 persons per household across all types of
housing, multifamily as well as single family housing, a figure that is lower than it used
to be. There are a few reasons for the decline in the number of persons per household,
such as the increasing number of seniors living alone, and the number of young families
that are just beginning to hae children. The number of household units continues to
increase as more are constructed over time. In some cases middle-aged empty nesters are
moving back to the city, and they are likely to renovate homes or build larger homes. In
the process, they're reinvesting strong equity into the housing stock of the city.
Residents per unit in multifamily housing aerages 1.38; in ownership units the figure is
above 1.5 residents per unit, while in rental multifamilyhousing, the figure is just above
1.3 residents per unit. There are just over 100 children living in the ownership units; the
number of children in rental units is 552 children and growing appreciably.
J' I. _ i o- ..i i c. ii i i_, i i• i
 -• : ►L_ .s
.. ai s:
Homeownership rates in Roseville are slightly above the national aerage of 66 percent.
The Twin Cities metropolitan area has a very high rate of homeownership, where the
figure approaches 80 percent. Across the state, about three-quarters of the Minnesota
residents own their homes.
1 a' i n.i • i i i'►+ I •i . u
J. _L _ it_ t... _ Y :_G. . _ L
• i • i• i
L L i 4 I 7 i:+a L!a vi LI 2 ' I+ • ' y
MULTIFAMILY HOUSING REPORT FOR ROSEVILLE - DRAFT 8/16/04 Ft 6
