4.15 Two retaining walls are proposed on the condominiumparcel. The first is located along <br />the southern portion of the site. This wall is designed to separate the storm water <br />management improvements and the condominium structure. The second retaining wall is <br />located in the northwest portion of the site, on either side of the drive leading to the <br />undergroundparking garage. <br />4.16 The proposal also calls for extensive tree removaL However, a number of the trees <br />located along the eastern boundary and the northern boundary of the condominium parcel <br />will be preserved. An extensive landscape plan has also been submitted that proposes to <br />restore the wetland with native grasses and forbs, trees, shrub and perennials around both <br />the condominium and town home structures, as well as boulevard trees. The developer <br />has discussed landscape options with adjacent properiy owners, including the possibility <br />of landscaping rear yard area of adj acent residential properties. The developer has met <br />with residents to discuss the proposed development and a conceptual landscape plan. <br />5.0 COMPREHENSIVE LAND USE MAP AMENDMENT: <br />5.1 The City Planner and Community Development Director have reviewed the <br />Comprehensive Land Use Map Amendment sought by United Properties and determined <br />that the proposal change is appropriate and does comply with Chapter 3, Goals & <br />Policies, subsection TI Community-Wide (General), "B" General Land Use Goals; "C" <br />General Land Use Policies; subsection III Residential Areas, "B" Residential Goals; and <br />"C" Residential Policies. Please see AttachmentA. <br />5.2 The following is the Demographic Profile for this neighborhood— Planning District 11: <br />- 298 single family homes <br />� 152 acres of single family residential land <br />� 40% land area in golf course <br />� Less than 4 units per acre <br />� 65% of the households have no children <br />� 60% of households occupied by 2 persons or less <br />� 47% of heads of household age 55 or older <br />� Only 100 persons under the age of 14 <br />� 60% of the housing units are over 50 years old <br />` NOTE: excludes the new 22 Stonecrest town home development <br />The Staff estimates that the 33 units proposed in this development will have a <br />similar demographic profile. That is, few children, empty nesters, 2 persons per <br />household, and the majority over 55 years of age. <br />-�- <br />
